Logistics Property Company, LLC (LogiPropCo), a logistics real estate owner, developer, and manager, has closed on a ten-acre site at 424 Howard Avenue in Des Plaines, Illinois. Located less than a mile from O’Hare International Airport’s north cargo gate, the site sits within two miles of an I-90 four-way interchange, providing excellent access to all the major highways in and around Chicago.
Construction is expected to commence in December. When complete, 424 Howard Avenue will total 171,600 square feet and will include 35 docks, 136 auto parking spaces, and 53 trailer parking spaces. The development is targeting LEED Silver certification.
Logistics Property Company’s Aaron Martell, Executive Vice President, Central Region, and Ben Fish, Vice President, Midwest Region, worked with Tom Rodeno and Mike Senner of Colliers on the purchase. They will also serve as the project’s leasing representatives. Heitman Architects is the project architect, Jacob & Heffner is the civil engineer, and Meridian Design Build will serve as the general contractor.

This is LogiPropCo’s second development in the O’Hare market. 2700 York Road, announced earlier this year, is located just west of O’Hare in Elk Grove Village and is nearing substantial completion.
424 Howard Avenue is expected to deliver in late summer 2026.
