Logistics Property Company, LLC (LogiPropCo), a logistics real estate owner, developer, and manager, has broken ground on Phase II of Gainesville 85 Business Center. Phase II is comprised of two buildings, 1800 and 1850 Fulenwider, which total 326,040 square feet. When complete, the Gainesville development will encompass four buildings and nearly one million square feet of Class A space. Gainesville 85 Business Center is LogiPropCo’s third park in the Atlanta Market, following Covington Commerce Center and the fully leased Oakwood 985 Business Park.

Gainesville 85 Business Center is located along I-985 northeast of Atlanta, offering direct access to Highway 129, with proximity to I-85 and the Northeast Georgia Inland Port, which connects to the Port of Savannah via rail.

Building 1800 will total 126,360 square feet with a 32-foot clear height. Building 1850 will total 199,680 square feet, with a 36-foot clear height. Both buildings are targeting LEED certification, with ample car and trailer parking, and over 2,000 amps of base power.

Developed by Logistics Property Company, the project’s general contractor is FCL Builders. POH+W Architects is the project architect, and Haines Gipson & Associates is the civil and structural engineer.

The project’s leasing representatives are Todd Barton, Joanna Blaesing, Mark Hawks, and Matt Higgins of CBRE.“Gainesville 85 provides a range of building sizes that can accommodate tenants from approximately 30,000 square feet to over 250,000 square feet,” said Blaesing, Senior Vice President of CBRE. “The building and park characteristics are well-suited for companies in logistics, assembly or manufacturing.”
